Primary Differences Between Commercial and Residential Roofing

Roof damage is a severe property loss for both commercials as well as residential buildings. Roofing involves huge capital; therefore, its damage is an intense economic setback. So, taking note of small details like the quality of materials and installation techniques is essential for the longevity and proper performance of the building.

Yet, there is a difference between commercial and residential buildings, and they are not built in an equal manner. So it is crucial to know the differences  properly to make sure that the roofing system is of the best quality.

Commercial Roofing vs Residential Roofing

  • Materials used

The material used for commercial and residential purposes of roofing is different. Some are exclusively used for the respective purposes based on designs and weather.

The most common material that is used for both commercial and residential roofing is the asphalt shingle. The asphalt shingle combined with organic matter, fiber, and glasses last for 20-30 years. Other materials used for residential roofing are ceramic tiles, wood, metal, and slate shingles.

While for commercial purposes, materials used are Built-Up roofs made up of layered tiles laminated together with bitumen, Ethylene Propylene Diene monomer,  Single  Ply roofing and modified bitumen. Commercial roofing materials have a large option, so they require hiring professionals to properly understand the most suitable one.

  • Designing –

The residential roofing is smaller and is of high pitch than the commercial ones. They have occasional openings for chimneys, skylights, and often solar panels.

The commercial ones usually have lower slopes that tend to be flat. They are generally larger than the residential roofs because they accommodate large blowers and industrial pipes. Also commercial roofing involves multiple layers of installation and insulation.

  • Installation and repair techniques

The repair and installation techniques stand different for residential and commercial roofing. The installation techniques are essential because a slight mistake can cause heavy damage. On the other hand, the commercial ones need more time because many layers are involved, and its installation process is complex.

The residential roofing needs less time due to its simple method of construction and installation.

In the case of repairing, the residential roofing is not that complicated. Of course, there can be leaks in residential roofing where the shingles become loose or get dislocated due to weathering or for some other reason. However, the leaks are comparatively less, and its repairing doesn’t require any particular skill set.

Keep Your Roof Protected!

Commercial roofing repair becomes a huge deal because of its complex infrastructure. Even a minute leak in the structure can cost a lot. The repair methods vary on the materials, and the entire roof needs to be checked. It might require redoing one portion of the roof, which costs a lot of money. Also, they require a unique skill set because of so many specificities involved in the entire process.

No matter what type of roofing is done, it is essential to hire professionals as they have the best knowledge. In addition, they can customize the products and design according to your preferences.
